Building Cost & Feasibility.
Make the scope visible.

Plan the cost of a home or assess an apartment development with clear landowner and builder comparisons. Enter the assumptions you know to see the build cost and a clear feasibility story. No input is required to begin.

Start with what you know.

A simple planning estimate for a home to live in or an apartment development with a landowner. Enter what you know; every input remains editable.

Set the project context

Choose one scenario; the estimate shows only the fields and comparisons relevant to it.

Plot and road access

Choose one way to describe your plot: enter its area, or enter length and breadth. In either case, the estimator derives the rule band and setback-based footprint.

Choose one plot-size method—area or length and breadth—then enter the road width, authority, layout and project type to see the matching local rule screen. It is an indicative costing reference, not a permission decision. Check current Telangana building orders.

Building scenario

The rule screen estimates open area from setbacks. Its percentage pre-fills a planning control, and the remaining area estimates a floor plate. Lowering the open-area assumption raises the estimated floor area, but never changes required setbacks or approval rules.

Rule basis: G.O.Ms.No.168, Rule 5(b), Table III — “the minimum setbacks and permissible height as per Table-III and other conditions stipulated below shall be followed.” Select authority, layout, project type, plot area and road width to show the matching screen; this is not a permit decision.

No verified setback recommendation is available. Enter the plot area or dimensions to prefill a 20% open-space budgeting assumption. Change the percentage to recalculate the area; confirm required setbacks and floors with the authority.

TDR note: G.O.Ms.No.235 allows up to two additional floors over the permitted floors in specified cases, subject to all applicable rules and required clearances; eligibility is site-specific.

Land value and project costs

Construction rate and other project costs are the builder-paid development budget; land value stays separate for owner-side comparison.
